Sun villa is our luxury 4 bed 3 bath vacation villa in orlando, florida only 15 minutes from disney. With its large pool and deck the villa is fully equipped and tastefully furnished throughout and has a games room in the garage. Located on the prestigious hampton lakes development it is ideally located for all orlandos attractions as well as the gulf and atlantic coasts yet retains an air of tranquility for those wanting to relax by the pool.

sun villa is our luxury villa on the prestigious hampton lakes developement, arguably the finest community in the disney/orlando area with its beautiful landscaping and community facilities set amongst traditional orange groves . Ideally located for all orlando's attractions with disney only 15 mins away yet retaining an air of tranquility for those seeking relaxation.easy to find just off highway 27 but hard to leave.

there are several top class golf courses nearby designed by the worlds most famous golfers (some courses are pay and play)within a few minutes drive, why not try championsgate designed by gregg norman which is only 10 minutes drive.

why not come off season when the weather is still gloriously warm and sunny and the flights are cheaper and theme parks not as busy.



family room

the family room has patio doors leading out to the large deck and pool and contains all neccessary equipment such as 32- cable tv, dvd/video (various cds and family games provided)phone with free local and national calls.the vaulted ceiling provides airy and spacious accomodation for those wanting a few minutes out of the sun.



dining room

the dining room and lounge area has ample space for eating, has 2 sofas, coffee tables, dining table and is complemented with luxury furnishings whether you have cooked your own feast or ordered a superb take away dine in style.



kitchen

the kitchen has all gadgets that you need to make any type of meal, large fridge with ice maker ,oven ,grill ,hob ,microwave ,dishwasher ,toaster ,kettle ,coffee maker ,blender , can opener , ample crockery and cuttlery plus lots more.dine at the breakfast table + chairs.



utility room

the laundry/utility room has a large washer and dryer, iron, ironing board etc and leads through to the garage which is also a games room and contains a table tennis table and multi games table with ceiling fans and lighting



master bedroom 1

master bedroom 1 overlooks the pool area and is furnished to a very high specification.a large walk in closet provides ample storage for all your clothes.this room has private access to a large en-suite with twin basin units bath and shower, a hairdrer is provided.elsewhere in the room you will find a wall mounted cable tv and alarm clock.what better than to wake up and look out onto the pool.



master bedroom 2

masterbedroom 2 is located at the quieter front of the villa and is again well furnished and carpeted.the room has ample wardrobe/clost space for all you luggage.it has its own en-suite with basin,shower and bath (hairdryer provided).there is wall mounted cable tv and an alarm clock.imagine waking up to the warm florida sun streaming through your window.



twin bedrooms 3 and 4

these two twin bedrooms (2 single beds in each) are in the centre of the villa and share the 3rd bathroom which is located directly opposite these rooms.both have wardrobes and ample draw space and have tvs playstation 2 and video and one has an internet connection point]with free internet access



pool

the large heated pool and extended deck area (40ft x 20ft) will cater for all your sunbathing needs and is ideal for eating outdoors on those balmy evenings. don't forget to switch the pool lights in the evening!

the pool is screened and also has a privacy hedge planted around the outside of the pool deck area.for your peace of mind there is a removable child safety fence that can be erected between the house and the pool.the deck area is completed with a cabana compising toilet sink + shower.

you can barbeque using our electric grill that is provided for our guests to use and outside plug points are available for any electrical items you may wish to use outdoors.



garage

the garage has been adapted so it can be used as a games area with ample lighting and ceiling fans.here you will find a table tennis table,multi games table (pool/soccer/hockey) and an electronic dartboard



facilities at hampton lakes

on site you have free use of the community area. Large swimming pool 6ft at deep end with shower block and toilets with sun loungers galour, kiddies play areas (the nearest one is within sight of sun villa), tennis, basketball + volleyball courts which are floodlit and overlook a large lake with fountain and are ideal for older kids and parents to make new friends.
