Vacation Rental Description

Guirot-bas is a property of 35 acres of nature reserve of mixed prairie and woodlands. Within our 35 acres you will find walking tracks, a trout breeding stream which runs through the lower partof the property and plenty of wildlife; one of the tracks leads to the chateau de fontirou and the grottes.

there is exclusive use of the 10m x 5m swimming pool which has security fencing. By the pool there are sunloungers, also tables and chairs, and a swing.

at the front of the farmhouse there is a covered terrace with large tale and chairs, and a barbecue. There are also badminton, darts, and 6 bicycles. You will enjoy riding around the beautiful rustic countryside, or to the village 1.5km for your bread.

guirot-bas farmhouse has been beautifully restored, with exposed beams and stone walls. There are 4 bedrooms, an open mezzanine, and can accommodate up to 11 people plus 2 babies.

on the ground floor there is a large living room with traditional fireplace, comfortably furnished , with satellite tv. From the living room, a superb stone archway leads into the dining room, with long table and comfortable seating for 10 to 12 persons.

a well- equipped, large kitchen has a microwave, dishwasher, electric kettle, coffee maker, gas cooker/oven, double-bowl sink unit; plenty of utensils, cutlery, crockery, and a large fridge with separate freezer.

next to the kitchen is the utility room with washing machine, electric iron, ironing board and cleaning equipment.

there is a shower room with hand basin, and a separate wc.

there are 2 bedrooms on the ground floor; 1 bedroom with double bed and 1 bedroom with twin beds.

on the upper floor there is a large bedroom with 4 single beds, also an open mezzanine area with a double bed, and hand basin. There is a bathroom with wc, and a bedroom with double bed.



guirot-bas 35 acres property is in the department 47, lot-et-garonne, names of 2 of the most beautiful rivers in the south west of france.

the department abounds with tree-covered hills and fertile valleys.

the prefecture of the department is the old roman town of agen, some 20km south of the property.

the market town of villeneuve-sur -lot is 11km to the north. Villeneuve-sur-lot was built by the english in the 13th century, with the ancient bridge across the river lot and a chapel at the north end of the bridge.

the town has 2 hypermarkets and several supermarkets, a variety of shops, restaurants, bars, and farmers' markets twice weekly in the central square with its fountain.

the ancient fortified village of pujols, 9km along the the country road through the valley, has a farmers' market on sunday mornings. Pujols has some artisanal boutiques, and 2 excellent restaurants..

the village of st. Antoine de ficalba 1.5km from the property, has a grocer, baker, post office, and a restaurant/bar.

there are many and varied activities to be njoyed close by : cross country horse riding, golf, tennis, fishing,boating and canoeing on the rivers and canal; lakes, castles, vinyards to be visited, and the walabi aquatic amusement park near agen.

in the farmhouse there are pamphlets and leaflets with information on activities, local events and places to visit.

there are international airports at bordeaux, toulouse, and bergerac. Bordeaux is 155km, toulouse is 125km and bergerac is 75km from guirot-bas.

the eurostar from london to lille, connects with the tgv high speed train to agen through bordeaux. Agen station is 20km from guirot-bas.
